Project Overview
ATEB Cleaning Services completed a one-time detailed cleaning of a vacant industrial suite in Hudson, New Hampshire: about 13,000 square feet of open warehouse space, plus the loading dock area and the suite’s offices, restrooms, and sprinkler room. The suite sits in a 36,800-square-foot industrial building, renovated in 2018, about five minutes from the Massachusetts border. It has a loading dock, 21-foot clear height, and a fully air-conditioned, sprinklered interior, and was being marketed for lease as industrial, flex, or warehouse distribution space.
The owner, a commercial real estate investor that owns and operates more than 500,000 square feet across the Northeast, needed the space to look its best for prospective tenants. With no one on site, the job also had to run without a client representative present, from the first walkthrough to sign-off.
The Challenge
Vacant industrial space is judged the moment a prospective tenant walks in. Floors, restrooms, offices, and work areas set the first impression of the building, and dust, cobwebs, and insects build up quickly in a space with no daily activity.
The owner had three requirements:
- A lease-ready result across the warehouse floor, dock area, offices, restrooms, and sprinkler room.
- No on-site supervision needed. The crew would access the building through a lockbox and work independently.
- Proof of the work. The owner, based in Boston, asked for before-and-after photos so the result could be reviewed remotely.
Our Approach
The whole project ran without an in-person meeting. The owner’s asset manager called ATEB, and after a short phone call he shared directions and a lockbox code that ATEB used for both the walkthrough and the cleaning. From then on, everything was handled by text and email. ATEB’s team was finishing a walkthrough at another facility nearby that day, so they went straight to the building, walked the space on their own, and documented what it needed. ATEB then sent a written proposal with a detailed scope of work and service limitations, so the owner knew exactly what would and would not be included before approving it.
Scope of the cleaning:
- Warehouse floor: swept and mopped across the open floor, including underneath the storage racks the previous tenant had left behind
- Racks and desks: organized and left in order, so the space shows neatly to prospective tenants
- Offices and entrance: cleaned, including desks, fixtures, and floors
- Restrooms: cleaned, including fixtures and floors
- Loading dock area: swept and mopped
- Sprinkler room: swept and mopped
- Cobwebs and dead insects removed throughout the space, a common build-up in buildings that sit empty between tenants
The crew of three technicians accessed the building by lockbox on the scheduled morning, completed the work in about 16 labor hours in total, and returned the key to the lockbox when finished.
Results
The cleaning was completed by early afternoon on the scheduled day. ATEB texted the asset manager before-and-after photos the same afternoon and confirmed by email that the key had been returned to the lockbox, so the owner could review the result without traveling to the site.
The suite was left ready for showings, with clean, reflective floors across the open warehouse area and clean offices, restrooms, and entrance.
Speed built trust. ATEB walked the space the same day the asset manager first called, sent a written proposal, and replied quickly at every step by text and email. That responsiveness, more than anything, is what earned the owner’s confidence, and the space was left ready for lease.

Why This Matters
Property owners and asset managers often can’t be on site for every vacancy. What they need is a cleaning partner they can hand a lockbox code to and trust completely: a written scope before the job, independent access with accountability, photo proof, and fast communication at every step.
