ATEB Cleaning Services was selected by Aries Building Systems LLC to perform post-construction cleaning for the expansion of Greater Lowell Technical High School in Massachusetts.
The project involved a 500,000-square-foot facility and required two separate cleaning phases aligned with construction progress and inspection timelines.
At this scale, post-construction cleaning is not a single event. It is a coordinated process that directly impacts inspection readiness, project closeout, and final presentation.
The Challenge: Cleaning in an Active Construction Environment
Post-construction cleaning is often treated as a final step, but on active job sites, conditions are constantly changing.
While daily site cleaning supports safety and organization, it does not achieve the level of detail required for inspection and turnover.
Key challenges included:
• ongoing construction activity causing repeated recontamination
• fine construction dust settling across surfaces, fixtures, and enclosed areas
• HVAC airflow contributing to dust redistribution
• tight access points and continuous movement of materials
• timing constraints to avoid rework from punch-list activities
Basic construction cleanup removes debris, but it does not address fine dust or inspection-level detail.
Operational Constraint: Recontamination and Timing Pressure
Cleaning had to be executed in coordination with ongoing construction and inspection timelines.
Key constraints included:
• continuous recontamination from active work
• need for precise timing to avoid rework
• coordination with multiple trades on-site
• environmental conditions affecting cleaning performance
Without proper sequencing, cleaning efforts would become repetitive and inefficient.
Execution Strategy: A Two-Phase Cleaning Process
ATEB implemented a structured two-phase cleaning approach aligned with construction progress.
Phase 1 – Initial Cleaning (February 6, 2025)
The first phase focused on transitioning the site from active construction to a controlled cleaning environment.
Scope included:
• debris removal and heavy dust reduction
• ceiling dusting and high-surface cleaning
• interior and high exterior window cleaning
• floor care and stairwell sanitation
• sticker and adhesive removal
• cleaning of classroom equipment and fixtures
• restroom and hallway cleaning
• spot cleaning of walls and doors
Cleaning followed a structured top-down sequence to prevent recontamination and ensure debris was removed rather than redistributed.
Execution Under Environmental Constraints
During Phase 1, exterior and high-level window cleaning was performed under freezing winter conditions.
Low temperatures caused cleaning solutions to freeze on contact, making standard methods ineffective and increasing the risk of residue and incomplete cleaning.
To maintain progress:
• cleaning methods were adjusted for freezing conditions
• controlled application techniques were used
• lift operations were coordinated for safety and efficiency
• cold-weather-compatible solutions were applied
The challenge was not access or height.
It was maintaining cleaning effectiveness under environmental constraints.
Phase 2 – Final Detail Cleaning (April 3, 2025)
After construction updates and inspection-related work were completed, ATEB returned for a second phase of detailed cleaning.
This phase focused on achieving inspection-ready conditions.
Key elements included:
• detailed surface cleaning and dust removal
• final window cleaning and finishing
• floor detailing and final presentation
• touch-up cleaning aligned with project completion
Because construction dust can resettle, this second phase was critical to achieving consistent final conditions.
Coordination Model: Integrated with Construction Process
Execution required close coordination with Aries Building Systems and other trades.
Key factors included:
• aligning cleaning with construction timelines
• working around active trades and restricted areas
• adapting to site constraints such as tight stairwells
• adjusting methods to protect installed materials
• maintaining clear communication for scope and progress
On large projects, final cleaning is not isolated work. It is integrated into the construction process.
Results: Inspection-Ready and Project Completion
The two-phase approach ensured successful project turnover.
