Recurring Janitorial for Corporate Campuses and Multi-Building Properties

Marlborough’s largest office properties are campuses along I‑495 and I‑290, where one owner, property manager or occupier answers for several buildings at once. ATEB already runs recurring cleaning across multiple buildings, and we build a Marlborough program the same way: a scope written for each building, schedules coordinated across the property, one inspection standard and one contact for all of it.

A scope written for each building

Lobbies, office floors, restrooms, break rooms and shared corridors are listed building by building, with the tasks and frequency for each. A headquarters building with executive floors and a building that houses shared amenities get different checklists, because they are used differently.

Schedules coordinated across the property

Each building gets its own frequency, from weekly to nightly. Visits are timed around occupancy, security rounds and after-hours events, so cleaning runs in a planned order instead of competing with your operations.

One standard in every building

The same quality standards and supervisor inspections apply across the property. The last building on the route is held to the same written scope as the first.

One contact for the whole property

Requests, schedule changes and issue reports from any building go to one ATEB representative, and changes are confirmed in writing.

Routine and specialized work through one provider

Carpet extraction, floor scrubbing and refinishing, and high-reach dusting of lobbies, atriums and overhead fixtures are planned into the same calendar as your recurring service. Day porter coverage can be added for daytime restrooms, lobbies and shared kitchens, with scheduling and staffing set at the walkthrough. Property and facility managers arrange all of it through the same contact and written scope, instead of managing a separate vendor for each task.

How ATEB Documents Quality

On a multi-building property, most cleaning happens when no one from your team is there to see it. Inspections are how ATEB shows the same standard holds in every building.

01

Supervisor inspections

Supervisors inspect each building against its scope on a regular routine, including amenity and specialized areas, so every building is measured the same way.

02

Documented findings

Inspection results are recorded by building and area, so you can see what was checked, where and when.

03

Corrective action

When an inspection finds something below standard, supervisors coordinate the correction and confirm it has been resolved.

04

Trained and insured

Staff receive OSHA-related workplace safety training. ATEB is fully insured and bonded, with Commercial General Liability and Workers’ Compensation coverage.

Cafeterias, Fitness Centers, Auditoriums and Conference Space

Many Marlborough campuses share amenities across buildings: a cafeteria or café lounge, a fitness center with locker rooms, an auditorium, training rooms and conference facilities. These spaces get the heaviest use and the least predictable traffic, so we write them into your scope as separate areas, with their own tasks and timing.

Cafeterias and café lounges

Seating areas, tables, counters, beverage stations and floors are cleaned on your recurring schedule. Day porter coverage keeps tables, trash and restrooms in order through lunch. Food-service kitchens operated by a caterer stay in the caterer’s scope unless you include them.

Fitness centers and locker rooms

Equipment surfaces, mats, mirrors, showers, locker rooms and restrooms are cleaned and disinfected on a frequency set by actual use, with floor care for rubber and tile surfaces planned in the calendar.

Auditoriums, training and conference rooms

Seating, floors, presenter areas and adjoining restrooms are cleaned on the regular schedule, with a reset after large meetings or events. Event cleaning is booked through the same contact and confirmed in writing.

Amenity areas run on the same written scope, supervisor inspections and contact as the rest of your property, so they are never left to a separate arrangement.

Vacant Floors, Lease-Ready Suites and Tenant Transitions

On a large property, some floors are occupied, some are between tenants and some are being built out. Your cleaning program should follow those changes rather than be rewritten each time.

Vacant space on a lighter schedule

Unleased floors and suites can be added to your scope on a periodic schedule (dusting, floors and restrooms), so space looks maintained when brokers and prospects walk through.

Lease-ready before tours and move-ins

A detailed clean of vacant offices, warehouse areas, restrooms and floors, timed to a showing, an inspection or a tenant’s move-in date.

After build-outs and tenant turnovers

Post-construction cleanup once the contractor finishes, then a final clean before occupancy. Recurring service for the new tenant can be added to the same written scope.

Flex, R&D and Light-Industrial Buildings

Away from the office campuses, Marlborough’s business parks hold single-story flex buildings that combine offices, labs, production rooms and warehouse space under one roof. One scope can cover all of them, with each area cleaned to its own requirements.

Offices and shared areas

Front offices, conference rooms, break rooms and restrooms are cleaned on your recurring schedule. Restrooms and break rooms used by production shifts can be cleaned more often than the front office, matched to your shift pattern.

Lab, testing and production rooms

ATEB has hands-on experience cleaning inside laboratory, testing and production environments, always following facility-approved procedures, site-specific safety requirements, access controls and the agreed scope.

Warehouse floors and high areas

Floor scrubbing for warehouse and shop areas, plus high-reach dusting of racking tops, ductwork and overhead fixtures, scheduled around your shifts and deliveries.

Medical Offices and Route 20 Businesses

Medical and dental offices

Practices near the Union Street hospital campus and in Marlborough’s medical buildings get recurring cleaning built around patient areas, exam rooms and restrooms. We follow each facility’s own infection-prevention procedures, and staff assigned to healthcare facilities receive role-appropriate training covering infection control, Bloodborne Pathogens and HIPAA.

Healthcare and medical facility cleaning

Offices and storefronts along Route 20 and downtown

Professional offices, showrooms and service businesses on Boston Post Road and Main Street get the same written scope and supervisor inspections as our campus clients, sized for a single suite. Entrances, glass and sales floors can be cleaned before opening or after closing, so cleaning doesn’t overlap with customer hours.
