Office and Corporate Cleaning in Westborough

Westborough’s offices sit in a handful of distinct settings, and each one shapes the cleaning program. Westborough Technology Park, on Route 9 near I-495, combines corporate office floors with R&D space, so a single building can hold conference rooms, open workstations and lab-support areas with very different requirements. Along Research Drive and Computer Drive, near the I-495 and Mass Pike interchange, many buildings are multi-tenant, which means common areas, restrooms and lobbies have to stay consistent for every tenant, not just the one who calls. On the Route 9 corridor, professional offices share the road with retail, restaurants and hotels, and their front-of-house areas are what clients see first.
ATEB provides corporate cleaning built for these settings: nightly or scheduled janitorial services, day porter coverage when a building needs attention during business hours, and periodic floor and carpet care, all under one written scope.
What corporate and multi-tenant buildings get
Nightly janitorial service
Workstations, private offices, conference rooms, kitchens and break rooms, restrooms, lobbies and corridors, cleaned on the nights and frequency in your scope.
Day porter coverage
Restrooms restocked, spills handled and common areas kept presentable while your building is occupied.
Day porter servicesMulti-tenant consistency
One standard for shared lobbies, elevators, restrooms and corridors, with tenant requests routed through one ATEB contact and tracked to completion.
Floors, glass and carpet
Entry glass, interior partitions and mirrors; floor scrubbing, burnishing, and VCT stripping and waxing; periodic carpet extraction for high-traffic areas.
Floor careOffice and property managers rarely struggle with a single bad night. The harder problem is drift: tasks that slowly drop off, restrooms that are fine on Monday and not on Thursday, and no record of what was actually done. A written scope and regular supervisor inspections are how ATEB keeps a corporate cleaning program from drifting.

Life-Science and R&D Facility Cleaning
Westborough is a Platinum BioReady community, and R&D, medtech and life-science operations are part of its commercial base, from Technology Park to the newer campuses on West Park Drive. These facilities run on procedure, and the cleaning program has to as well.
How we work in life-science and R&D facilities
- Your procedures, written into our scope. Areas, tasks, frequencies, approved products and methods are documented before work begins, and changes are made in writing.
- Gowning, access and safety rules, built in. Entry, gowning and area-access requirements set by the facility are part of every assignment. Every employee receives OSHA-related workplace safety training, plus orientation to your site before the first visit.
- Clear boundaries. We clean the areas your site authorizes, to your requirements. Anything outside the agreed scope stays out of it until you decide otherwise.
- Documented inspections. Supervisor inspections with photos and recorded corrective action give your facilities and quality teams a record they can review.
Areas we clean
- Offices, conference rooms and collaboration spaces
- Restrooms and locker rooms
- Gowning areas, following facility-approved procedures and the agreed scope
- Break rooms, kitchens and corridors
- Laboratory-support and production-support areas
- Controlled areas, including cleanrooms, following facility-approved procedures and the agreed scope
- Shipping, receiving and warehouse space
ATEB serves regulated manufacturing and life-science facilities, including our post-construction work at a renovated military facility in Devens. Each program is built from the site’s own procedures rather than a standard checklist.
Healthcare and Medical Office Cleaning
Westborough’s healthcare base includes multispecialty medical practices, a rehabilitation hospital, and medical and dental offices. Medical office cleaning has to protect patients and staff, respect privacy, and happen when patients aren’t there.
Procedures built for healthcare
- Our MedGuard™ program for medical offices, clinics and outpatient facilities
- Infection control, Bloodborne Pathogens and HIPAA training for staff assigned to healthcare facilities
- Hospital-grade disinfection of high-touch surfaces as part of the routine scope
Scheduled and controlled
- Evening, overnight and weekend cleaning scheduled around patient hours
- Color-coded cleaning tools and procedures to reduce cross-contamination between designated areas
- Optional ATP testing to verify surface cleanliness

Distribution, Warehouse and Post-Construction Cleaning
Westborough’s position at I-495, the Mass Pike and Route 9 makes it a distribution location, with large warehouse and robotics operations along the Otis Street corridor. The town’s newer development sites, including West Park Drive, also mean new and renovated buildings that need a final clean before occupancy.
Warehouse and distribution floors
Floor scrubbing in high-traffic aisles, dock and staging areas, and high dusting of rafters, beams, vents and overhead piping on a periodic schedule.
Employee areas around every shift
Break rooms, locker rooms, restrooms and offices cleaned around shift changes, including evenings, overnight and weekends.
Post-construction and turnover
Final cleaning after construction or renovation, and lease-ready cleaning of vacant space, scheduled to your handover date.

How ATEB Keeps the Standard
Most cleaning companies promise quality. What matters to a facility manager is whether problems are caught and fixed before you have to chase them. These are the practices behind every ATEB account, and what each one means for you.

Office building · Worcester, MA
37,000 sq ft commercial office building
Recurring janitorial cleaning three days per week since November 2024. Our team maintains offices, restrooms, break rooms, hallways and common areas, glass doors, mirrors and windows, and floors, with periodic carpet extraction, and adapts quickly when property management needs additional cleaning instead of waiting for the next scheduled service day.
Why it matters for Westborough offices: the same combination Westborough’s corporate and multi-tenant buildings need: a recurring schedule, a defined scope for tenant and common areas, and a contractor that responds when something comes up between visits.

Westborough Commercial Cleaning FAQ
Do you clean multi-tenant office buildings in Westborough’s business parks?
Yes. For multi-tenant buildings, we set one written standard for shared lobbies, elevators, restrooms and corridors, and clean tenant spaces to their own scope. Tenant requests go through one ATEB contact, so nothing gets lost between the property manager and the crew.
Can you provide day porter coverage in addition to nightly cleaning?
Yes. Day porters handle restroom checks and restocking, spills, lobby and common-area upkeep and other tasks while the building is occupied, alongside your regular after-hours janitorial service.
How do you handle building access, keys and alarm procedures after hours?
Site-specific key, badge and alarm procedures are established during onboarding and documented in the agreed cleaning scope, and the crew assigned to your building follows them. If your procedures change, we update the scope in writing.
Do you clean life-science, R&D and other regulated facilities?
Yes. We clean to each facility’s procedures, follow its gowning, access and safety requirements, and limit our work to the areas the site authorizes. Supervisor inspections with photos and recorded corrective action provide a record your team can review.
What training do staff assigned to medical offices receive?
Staff assigned to healthcare facilities are trained in infection control, Bloodborne Pathogens and HIPAA. Medical office cleaning follows our MedGuard™ procedures and is scheduled around patient hours.
How do we know the cleaning was actually done?
Every account has a written scope, and supervisors inspect the work against it and document what they find with photos. You don’t have to rely on a checklist taped to a closet door.
What happens if something in the scope is missed?
We correct it and record the correction. Deficiencies within the agreed scope are corrected at no additional charge, and recurring issues are addressed with the crew so they don’t come back.
Can the scope change as our occupancy or schedule changes?
Yes. As tenants move in or out, hybrid schedules change, or you add space, we adjust the areas, tasks and frequencies in writing so the scope always matches the building.
Do you offer floor care, carpet extraction and window cleaning for offices?
Yes. We provide floor scrubbing, burnishing, VCT stripping and waxing, carpet extraction and interior and exterior window cleaning, either as part of a recurring program or scheduled periodically.

Serving Westborough from Our Leominster Office
ATEB serves Westborough from our Leominster office. What makes that work for a Westborough facility manager isn’t proximity; it’s how each account is run.
Each Westborough account is set up the same way: a walkthrough at your site, a written scope, a scheduled service plan, and an assigned ATEB contact. Supervisors inspect the work against that scope, so the standard doesn’t depend on how close our office is. When you need additional cleaning or a schedule change, you contact the same person, and we coordinate it around your building’s operations.
We serve Westborough’s business parks, corporate offices and commercial properties, along with the nearby communities of Northborough, Shrewsbury, Southborough, Grafton, Hopkinton and Marlborough.
